Mississauga Real Estate Snapshot May 2009 – W20 Detached and Semi-Detached Homes

The numbers are in for May 2009 and it shows we are in a strong sellers market. Sales across the GTA hit 9,589 houses and condos, an increase of 1.9% from 2008 and better than any May this decade except for 2007!

Inventory of homes for sale was the lowest it’s been since 2002 and down a dramatic 21.1% year-over-year. The sales-to-listings number for May was at a high sellers market ratio of 44.6%. Taking a closer look at the average prices in the W20 area of Mississauga, the average price for a detached home was $457,056,  a 2.4 % increase over last month breaking the trend of decreased average price over the last 4 months.


The average price for a semi-detached home in W20 area rebounded in May to $335,617 but was only 2.1 % lower than the same period last year but 5.10% higher than 2007. Prices have softened for 2009 due to a number of factors but we are starting to see increased prices in Mississauga real estate during this spring market. Prices will level off as they generally do in the summer months so if you are looking to sell your Mississauga home, now is the time to get it on the market.
